Heymate Terms of Service

Effective date: 27 July 2026 · Last updated: 14 August 2026

These Terms of Service ("Terms") govern your access to and use of the Heymate platform, website, and mobile applications (together, the "Platform"), operated by Heymate Pte. Ltd. (UEN 202221326D) ("Heymate", "we", "us", "our"). Please read them carefully. Our Privacy Policy forms part of these Terms.

1. Agreement to these Terms

1.1 By accessing or using the Platform, creating an account, or publishing or responding to a Listing, you agree to be bound by these Terms and our Privacy Policy.

1.2 If you are using the Platform on behalf of a company or other organisation, you represent that you have authority to bind that entity, and "you" refers to that entity.

1.3 If you do not agree to these Terms, you must not access or use the Platform.

1.4 Electronic acceptance. You accept these Terms by clicking to accept, creating an account, or using the Platform. You agree that doing so forms a valid and binding agreement and constitutes a legally effective signature under the Electronic Transactions Act 2010, and you will not dispute the validity or enforceability of these Terms solely because they were entered into electronically.

2. Definitions

  • "Agent" means a property agent registered with the Council for Estate Agencies ("CEA") who uses the Platform.
  • "Content" means any information, text, images, or other material submitted, published, or transmitted through the Platform.
  • "Credits" means the listing, contact, and offer credits that allow a User to publish a Listing or initiate contact with other Users through the Platform.
  • "Landlord" means a User offering a property or room for rent.
  • "Listing" means a property or room advertisement published on the Platform.
  • "Provisional Account" means an account created under Section 3.7 by a User who has not completed Singpass verification, pending manual verification.
  • "Tenant" means a User seeking a property, room, or housemate.
  • "User", "you" means any person who accesses or uses the Platform.

3. Eligibility and accounts

3.1 You must be at least 18 years old and have the legal capacity to enter into a binding contract under Singapore law.

3.2 You must register for an account to access certain features. You agree to provide accurate, current, and complete information, and to keep it updated.

3.3 You are responsible for maintaining the confidentiality of your account credentials and for all activity under your account. Notify us promptly of any unauthorised use.

3.4 You may hold only one account unless we expressly permit otherwise.

3.5 Agent verification. Agents must provide a valid CEA registration number and agency details, which we verify against the CEA Public Register, and must maintain valid registration for the duration of their use of the Platform.

3.6 Identity verification at sign-up. Registration for a Heymate account requires identity verification through Singpass, Singapore's national digital identity service operated by the Government Technology Agency ("GovTech"). Where you hold a Singpass account, you must complete Singpass authentication, and authorise the retrieval of the relevant Myinfo data fields, in order to create a verified account and access the Platform. By registering, you consent to Heymate retrieving and processing those fields for the purposes of identity verification and account creation, as further described in our Privacy Policy.

3.7 Provisional accounts and manual verification. We recognise that some Users — in particular foreign Users who have not yet arrived in Singapore or been issued the credentials required for Singpass — may not be able to complete Singpass verification at sign-up. Such Users may register for a Provisional Account pending manual verification, by providing the identity and supporting documents we request (which may include a passport or other government-issued identity document, and evidence of immigration or residency status). A Provisional Account may have restricted access to Platform features until verification is complete. We may, in our discretion, approve, refuse, limit, suspend, or revoke a Provisional Account, and may require you to complete Singpass verification once you are able to obtain a Singpass account. Manual verification is subject to the same limitations as all verification measures under Section 10.

3.8 Scope and limits of verification. Singpass and Myinfo are provided by GovTech, and their availability, operation, and the accuracy of the data they return are outside Heymate's control. Verification (whether by Singpass, Myinfo, or manual checks) confirms limited information at the point it is carried out; it is not a continuing representation and is subject to the verification disclaimer in Section 10. Where Singpass or Myinfo is unavailable, or where you are unable to complete Singpass verification, Heymate is not liable for any resulting inability to access the Platform, subject to the availability of provisional registration under Section 3.7.

4. Nature of the Platform

4.1 Neutral platform. Heymate provides an online technology platform that enables Users to publish and discover property Listings and to communicate with one another. Heymate acts solely as a neutral venue and technology provider.

4.2 Not an estate agent. Heymate is not a licensed estate agent or property agency, does not hold and is not required to hold a licence under the Estate Agents Act 2010, and does not carry out estate agency work. Heymate does not represent, act for, advise, or negotiate on behalf of any Tenant, Landlord, or Agent, and does not introduce parties for reward as an estate agent.

4.3 Not a party to transactions. Heymate is not a party to, and assumes no responsibility for, any tenancy agreement, lease, or rental arrangement entered into between Users. All such agreements are concluded directly between the relevant Users.

4.4 No guarantee of outcome. Heymate does not guarantee that any Listing, enquiry, or communication will result in a match, tenancy, or transaction.

4.5 Fees are for platform use, not commission. Any fees charged by Heymate are for access to and use of the Platform's features (such as Credits, see Section 8) and are not commission, brokerage, or any fee contingent on the conclusion or value of a rental transaction.

4.6 Engaging an agent. Users who wish to obtain estate agency services should separately engage a CEA-registered property agent.

5. User obligations and acceptable use

5.1 You agree to provide accurate, current, and lawful information and Content.

5.2 You agree to comply with all applicable laws, including the Personal Data Protection Act 2012, the Estate Agents Act 2010 (where you are an Agent), and all applicable tenancy, housing, and immigration requirements, including HDB and URA rules on subletting, minimum occupancy periods, and occupancy caps.

5.3 You agree not to:

  • post false, misleading, fraudulent, or fake Listings or information;
  • impersonate any person or misrepresent your identity or affiliation;
  • publish any Listing, requirement, or Content that vilifies, harasses, or unlawfully discriminates against others on the basis of race, religion, or nationality, or that otherwise contravenes applicable law or the CEA's practice guidelines on advertisements; or harass, threaten, or abuse other Users;
  • use the Platform to send spam or unsolicited communications;
  • scrape, harvest, or use automated means to access the Platform or collect data from it;
  • reverse-engineer, interfere with, or compromise the security or integrity of the Platform;
  • carry out estate agency work through the Platform without valid CEA registration; or
  • use the Platform for any unlawful or unauthorised purpose.

6. Listings and Content

6.1 Responsibility for Listings. Landlords and Agents are solely responsible for the accuracy, legality, and completeness of their Listings, and represent and warrant that they have the right and authority to offer the relevant property for rent.

6.2 Licence to Heymate. By submitting Content, you grant Heymate a non-exclusive, worldwide, royalty-free licence to host, store, reproduce, display, and distribute that Content for the purpose of operating and providing the Platform and its Services.

6.3 Moderation. Heymate may, but is not obliged to, review, moderate, edit, or remove any Listing or Content, and may remove anything that breaches these Terms or applicable law, without notice.

6.4 Your responsibility. You are responsible for your own Content and for the consequences of publishing it.

7. Agent-specific terms

7.1 Agents must be, and remain, validly registered with the CEA through a licensed property agency for the duration of their use of the Platform.

7.2 Agents must comply with the Estate Agents Act 2010, its regulations, and the applicable Code of Ethics and Professional Client Care, including obligations relating to dual representation and anti-money laundering and countering the financing of terrorism.

7.3 Heymate's verification of an Agent's CEA registration does not assume, share, or discharge the Agent's own regulatory and compliance responsibilities.

8. Fees and payments

8.1 Credit-based model. Publishing a Listing and initiating contact with other Users consumes Credits (Listing, Contact, or Offer Credits, as applicable). New Landlords and Agents receive a free trial allocation of Listing Credits, which expires after the period stated at the time of grant. The validity of purchased Credits depends on their type and is set out in Section 8.2; where no expiry is stated for a Credit type, that Credit does not expire.

8.2 Additional Credits; tenants and messaging Credits. Once your free allocation is used, you may purchase additional Credit packages to continue publishing Listings or initiating contact. Package composition and pricing are published in-app at the point of purchase and are not dependent on, or calculated by reference to, any rental amount. Tenants do not pay any listing fee. Each Tenant account includes five (5) complimentary Contact Credits (also referred to as messaging Credits), which allow the Tenant to initiate contact with other Users. Once these are used, a Tenant may purchase further Contact Credits. Purchased Contact Credits are valid for three (3) years from the date of purchase, after which any unused Contact Credits expire.

8.3 Nature of all fees. For the avoidance of doubt, all fees charged by Heymate are platform-usage fees for access to features of the Platform. They are not commission, brokerage, success fees, or consideration for estate agency work, and no fee is contingent on the conclusion or value of any rental transaction.

8.4 Payment terms. Fees are payable at the point of purchase by PayNow, using the PayNow QR code displayed at checkout. Heymate is not currently GST-registered, and no GST is added to fees. We may change prices on reasonable notice.

8.5 Listing validity period. A paid Listing is published for a validity period of three (3) months, comprising one (1) month of paid listing plus two (2) further months provided free of charge. At the end of the validity period, the Listing is unpublished unless you renew it. The two-month complimentary extension is provided as an added benefit, and no fee is attributable to it.

8.6 Non-refundable fees; service disruption. The listing fee is a one-time fee that is fully earned when your Listing is published and made available on the Platform. It is not refundable — including where you let the property, secure a tenant, or otherwise achieve the purpose of the Listing at any point during the validity period. Except where a refund cannot be excluded under applicable law, all fees, Listing payments, and Credits are non-refundable, and no pro-rata or other refund is payable for unused Credits, including on their expiry or on closure of your account. Except where Section 8.7 applies, if a material outage or disruption of the Platform prevents your Listing from being displayed for a substantial and continuous part of the paid (first) month, or prevents you from using purchased Contact Credits for a substantial and continuous period, your remedy is an extension — of the affected Listing's validity period, or of the validity period of the affected Contact Credits, as the case may be — by a period equivalent to the affected downtime. Heymate may, at its sole discretion, instead offer a credit or partial refund, but is not obliged to. This Section 8.6 is subject to Section 15, which preserves liabilities that cannot be excluded or limited under Singapore law.

8.7 No refund for events beyond our control. No fees, Listing payments, or Credits are refundable in respect of any failure, delay, suspension, or unavailability of the Platform, or any inability to use the Platform, caused by an event beyond Heymate's reasonable control — including a natural disaster, flood, fire, epidemic or pandemic, act of God, war, armed conflict, terrorism, civil unrest or riot, strike or labour dispute, utility or telecommunications failure, or governmental action (a "Force Majeure Event"; see also Section 20.5). Heymate may, at its sole discretion, extend a validity period or offer a credit in these circumstances, but is not obliged to. This Section 8.7 is subject to Section 15, which preserves liabilities that cannot be excluded or limited under Singapore law.

8.8 Third-party services. Fees for third-party services booked through the Platform (such as cleaning or maintenance) are as stated at the point of booking. The service contract is between you and the relevant provider.

8.9 No fee circumvention. You agree not to use the Platform to obtain another User's contact details solely in order to transact off-Platform for the purpose of avoiding applicable fees.

9. Prohibited conduct

9.1 Without limiting Section 5, and in addition to the conduct prohibited there, you must not: circumvent verification, security, or fees; infringe intellectual-property rights; or harass or abuse other Users or Heymate staff.

9.2 Misuse of contact and personal data. Contact details and other personal data you obtain about another User through the Platform (including through the use of Credits) are provided solely to enable you to communicate with that User for the legitimate rental-related purpose for which they were shared. You must not:

  • use such data for any other purpose, including marketing, promotion, or solicitation not related to the specific enquiry or Listing;
  • disclose, sell, transfer, publish, or otherwise distribute another User's personal data to any third party;
  • add another User to any mailing list or send unsolicited communications;
  • retain another User's personal data for longer than necessary for the purpose for which it was shared, or in breach of the Personal Data Protection Act 2012; or
  • aggregate, compile, or build a database from personal data obtained through the Platform.

You are responsible for complying with the PDPA in respect of any personal data you obtain through the Platform, and Heymate may suspend or terminate your account under Section 17 for any breach of this clause.

9.3 Heymate may take action under Section 17 for any breach of this Section 9.

9.4 Our own communications. Heymate will send you service-related messages necessary to operate your account. We will send marketing messages only where permitted, in accordance with our Privacy Policy, the Spam Control Act 2007, and the Do Not Call provisions of the PDPA, and you can opt out of marketing at any time.

10. Verification disclaimer

10.1 Verification measures (including CEA registration checks, Singpass/Myinfo verification, and any manual verification of Provisional Accounts) confirm limited information at a point in time and are not a guarantee of any User's identity, character, financial standing, or of the accuracy, legality, or quality of any Listing.

10.2 You remain solely responsible for conducting your own due diligence — including verifying identity, ownership, property condition, and tenancy terms — before entering into any arrangement with another User.

10.3 Fraud and scam awareness. Rental scams exist. To protect yourself, never pay a deposit, rent, or fee before you have viewed the property in person (or by a verified live viewing) and satisfied yourself that the other party has the right to let it. Be cautious of Listings priced far below market, requests to pay to an overseas account or by irreversible methods, pressure to transact quickly or move off-Platform, or a refusal to allow a viewing. Where possible, keep communications and payments within the Platform's designated features, and report suspicious activity to us at enquiry@heymate.com.sg. Heymate does not hold deposits or rent and is not responsible for any payment you make to another User.

11. Interactions and disputes between Users

11.1 You interact with other Users at your own risk. Heymate is a technology platform that helps Users discover Listings and communicate with one another. Any communication, viewing, meeting, tenancy, or shared-living arrangement that follows is conducted directly between the Users involved and is at your own risk. Heymate is not present at, and does not supervise, monitor, or control, any interaction, viewing, or meeting between Users, whether online or offline.

11.2 No background checks. Heymate does not conduct criminal-record, credit, employment, reference, or other background checks on Users, and does not screen or vet Users for their suitability, character, or safety as a Landlord, Tenant, housemate, or occupant. The verification measures described in Sections 3 and 10 confirm limited identity information only and are not, and must not be relied on as, an assessment of any User's character, honesty, or safety.

11.3 Shared living and housemate arrangements. Where you use the Platform to find, or to live with, a housemate or co-occupant, you acknowledge that sharing a home with another person carries inherent personal and safety risks. You are solely responsible for satisfying yourself as to the identity, suitability, and trustworthiness of any person you communicate with, meet, rent to or from, or live with, and for taking appropriate precautions for your own safety and the security of your belongings.

11.4 Safety precautions. We encourage you to take sensible precautions, including: viewing a property or meeting another User in person before committing; where possible meeting first in a public place; informing someone you trust of your plans; keeping communications and payments within the Platform's designated features; and reporting any suspicious, threatening, or abusive behaviour to us at enquiry@heymate.com.sg.

11.5 Release. To the maximum extent permitted by law, you release and discharge Heymate and its officers, employees, and agents from all claims, demands, liabilities, and losses (including for personal injury, death, loss of or damage to property, harassment, abuse, or other harm) arising out of or in connection with the acts or omissions of any other User or third party, including any conduct occurring during or after a viewing, meeting, tenancy, or shared-living arrangement facilitated through the Platform. Nothing in this Section 11 excludes or limits any liability that cannot be excluded or limited under Singapore law, including Heymate's liability under Section 15.1 for death or personal injury caused by its own negligence, or for its own fraud.

11.6 Any dispute arising between Users — including relating to a tenancy, payment, condition of a property, or conduct — is solely between the Users involved.

11.7 Heymate is not responsible for and will not adjudicate such disputes, but may, at its discretion, provide limited information to assist resolution or to comply with a lawful request.

11.8 Where a dispute involves an Agent and a prescribed estate agency agreement, CEA's Dispute Resolution Scheme may be available to the parties.

12. Intellectual property

12.1 The Platform, including its software, design, text, graphics, logos, and trademarks (excluding User Content), is owned by or licensed to Heymate and is protected by applicable intellectual property laws.

12.2 We grant you a limited, non-exclusive, non-transferable, revocable licence to access and use the Platform for its intended purpose, subject to these Terms.

12.3 You may not use, reproduce, or display the Heymate name, logo, or marks without our prior written consent.

12.4 Reporting infringement. If you believe Content on the Platform (such as a photograph or listing text) infringes your intellectual-property rights, notify us at enquiry@heymate.com.sg with details of the Content, its location on the Platform, evidence of your rights, and a statement that your complaint is made in good faith. We will review valid notices, may remove or disable access to the Content concerned, and may take action against repeat infringers under Section 17.

13. Third-party services and links

The Platform may integrate with or link to third-party services (such as payment providers and rental-related service providers). These are governed by the third party's own terms and privacy policies, and Heymate is not responsible for them.

14. Disclaimers

14.1 The Platform is provided on an "as is" and "as available" basis.

14.2 To the maximum extent permitted by law, Heymate makes no warranties, express or implied, regarding the Platform, including as to uninterrupted or error-free operation, the accuracy or reliability of any Listing or Content, or that any use of the Platform will result in a match, tenancy, or transaction.

15. Limitation of liability

15.1 Nothing in these Terms excludes or limits liability that cannot be excluded or limited under Singapore law, including liability for death or personal injury caused by negligence, or for fraud.

15.2 Subject to Section 15.1, to the maximum extent permitted by law, Heymate will not be liable for any indirect, incidental, special, or consequential loss, or for any loss of profits, revenue, data, or goodwill, arising out of or in connection with your use of the Platform.

15.3 Subject to Section 15.1, Heymate's total aggregate liability arising out of or in connection with these Terms and the Platform will not exceed the total fees paid by you to Heymate in the twelve (12) months preceding the event giving rise to the claim, or SGD 1,000, whichever is greater.

16. Indemnity

You agree to indemnify and hold harmless Heymate and its officers, employees, and agents from and against any claims, losses, liabilities, and expenses (including reasonable legal costs) arising out of or in connection with your Content, your use of the Platform, your breach of these Terms, or your dealings with any other User.

17. Suspension and termination

17.1 You may stop using the Platform and close your account at any time.

17.2 We may suspend or terminate your access, remove Content, or restrict features, with or without notice, if you breach these Terms or applicable law, if verification fails or lapses, or where reasonably necessary to protect the Platform or other Users.

17.3 Warning and opportunity to rectify. Where we receive a report of, or otherwise identify, conduct such as spam, unsolicited or off-topic messaging, or any use of the Platform for matters unrelated to housemate matching and rental purposes, we will ordinarily notify the User concerned with a warning and an opportunity to rectify the conduct. If the User does not rectify the conduct within the time we specify, or the conduct recurs, we may suspend or close the account under Section 17.2. Nothing in this Section requires us to give prior warning where immediate suspension or closure is reasonably necessary — for example, in cases of fraud, safety risk, unlawful activity, or a serious or repeated breach.

17.4 On termination or closure of your account, the licences granted to you cease. Provisions that by their nature should survive (including Sections 6.2, 10, 11, 12, 14, 15, 16, 19, and 20) will survive. Handling of your personal data following termination is governed by our Privacy Policy.

17.5 Forfeiture of Credits on closure. On closure of your account, whether by you or by us, any Listing Credits, Contact Credits, Offer Credits, or other Credits that you have purchased or paid for, together with any unexpired portion of a paid Listing, are forfeited, and no refund is payable in respect of them, except as provided in Section 8.6 or where a refund cannot be excluded under applicable law.

18. Changes to these Terms

We may amend these Terms from time to time. We will notify you of material changes through the Platform or by email, and will update the "Last updated" date. Changes take effect 14 days after notice. Your continued use of the Platform after changes take effect constitutes acceptance.

19. Governing law and dispute resolution

19.1 These Terms are governed by and construed in accordance with the laws of Singapore.

19.2 Any dispute arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of Singapore.

20. General

20.1 Entire agreement. These Terms and our Privacy Policy constitute the entire agreement between you and Heymate regarding the Platform and supersede any prior agreements or understandings on that subject.

20.2 Severability. If any provision is held invalid or unenforceable, the remaining provisions continue in full force, and the invalid provision will be modified to the minimum extent necessary to make it enforceable.

20.3 No waiver. Our failure or delay in enforcing any provision is not a waiver of that or any other provision.

20.4 Assignment. You may not assign or transfer your rights or obligations under these Terms without our consent. We may assign or transfer ours, including in connection with a merger, acquisition, reorganisation, or sale of assets, provided your rights under these Terms are not materially reduced.

20.5 Force majeure. Heymate is not liable for any failure or delay in performance caused by events beyond its reasonable control, including outages, network or service-provider failures, acts of God, strikes, or governmental action.

20.6 No agency; third parties. Nothing in these Terms creates any agency, partnership, employment, or joint venture between you and Heymate. A person who is not a party to these Terms has no right under the Contracts (Rights of Third Parties) Act 2001 to enforce any of them.
